Dock permits · Nassau & Suffolk County
Floating Docks on Long Island.
We handle the permits, too.
Buying the dock is only part of your waterfront project. We manage the permitting work: reviewing the proposed layout, preparing technical drawings and applications, submitting to the relevant agencies, and coordinating responses through the review process.
We work to obtain the approvals your project needs, so you have one point of contact for the dock and its permit process.

- Property and project review: we review your location, proposed dock, existing structures, available surveys, photographs, and prior permits.
- Technical drawings: we prepare the application plans, layouts, dimensions, and sections needed to describe your proposed project. Where a licensed survey, professional seal, or specialist report is required, we coordinate that requirement and identify the scope and cost in your proposal.
- Application preparation and submission: we assemble the supporting documents and submit the applicable applications with your authorization.
- Agency coordination: we follow up, handle requests for information, and coordinate drawing revisions and responses during review.
- Permit handoff: when approvals are issued, we review the documents and conditions with you so the next steps can be planned against the approved scope.
Which agencies are involved?
The requirements depend on your property, waterway, and proposed work. Not every project needs the same approvals, and one agency’s approval does not replace another’s.
NYSDEC
We handle the applicable New York State Department of Environmental Conservation applications and supporting plans. Dock work may involve wetlands or waterway review depending on the site and proposal.
U.S. Army Corps of Engineers
Where federal authorization is required, we prepare and coordinate the Army Corps application and supporting materials through the applicable review process.
Your town or village
We identify and handle the applicable local applications. Requirements vary across Long Island’s towns and villages and may involve waterways, wetlands, building, or other local review. We also check for additional authorizations relevant to the project.
How the process works
- Tell us about your waterfront. Start with your address, dock goals, and any existing survey or permit documents.
- Agree on the scope and price. We identify the application work, technical drawings, additional documentation, and charges.
- We prepare and submit. We develop the application package and coordinate submissions to the relevant authorities.
- We manage the review. We follow the applications, respond to agency comments, and coordinate needed revisions.
- Plan the work around the approvals. When permits are issued, the project must follow their conditions. Installation is arranged separately.
We manage the work. Agencies decide approval.
Our service is full permit handling, not simply advice on filling out forms. We cannot guarantee approval, a particular dock layout, or a review timeline. Agencies may request changes, impose conditions, or deny an application. Work requiring permits must wait for the necessary authorizations.
We are an independent business, not affiliated with or endorsed by NYSDEC, the U.S. Army Corps of Engineers, or a local government.
Permitting costs
Customers pay for permitting. Our permit-handling services, government application fees, and any survey, specialist, or other third-party charges are identified separately in your written proposal. We confirm what is covered before you authorize the work.
Start with your property
You do not need to know which application forms to use before contacting us. Tell us where the property is and what you want to do; we will work through the process with you.
